Dubai, 214,912 sales in 2025

Why the money is moving.

Market depth
The Dubai Land Department recorded 214,912 sales in 2025, worth AED 682.5 billion. Volume rose 18.8 percent on 2024 and value rose 30.6 percent. It was the fifth record year in a row.
Who is buying
Indian buyers were the largest foreign group in 2025, at 22 percent of overseas purchases. You would not be early. You would be joining the biggest cohort already there.
Rental yields
Gross yields across Dubai average 6.7 to 6.9 percent. India's national average is 5.16 percent, with Mumbai between 4.3 and 4.6 percent and Bengaluru around 4.45 percent.
What you keep
The UAE charges no tax on rental income and no capital gains tax on property. Oman applies a 3 percent transfer fee to foreign buyers.

Those are published market averages for 2025 and early 2026. They are not a forecast of what you would earn, and we will not give you one. Supply is currently running ahead of population growth, and parts of the Dubai mid-market carry genuine correction risk into 2027. How it works sets out where that risk sits and how we work around it.

Two markets. Two different questions.

Dubai, if you want to be able to leave

Two hundred thousand sales a year means a buyer exists when you want one. That depth is the entire point. Entry prices are higher, and apartment supply is heavy through 2027, so which building you pick matters more than which month you buy.

Oman, if you want space and a life

Waterfront in Muscat's freehold tourism zones runs roughly 44 to 56 percent below Dubai Marina per square metre on 2025 data. Foreign ownership is limited to designated complexes such as Al Mouj and Jebel Sifah. The market is thinner, so selling takes longer.

Most people arrive certain they want one of these and leave the call wanting the other. Working out which question you are actually asking is the part we are useful for.

There is a practical reason it matters. The Reserve Bank's Liberalised Remittance Scheme caps you at 250,000 dollars per person per financial year, and FEMA does not permit an Indian resident to borrow abroad to buy property. Every rupee has to be your own. Dubai's two million dirham residency threshold is roughly 545,000 dollars, so it needs pooled family limits or two financial years. A coastal unit in Oman can sit inside a single year's allowance.

Anyone offering an Indian resident a mortgage on a Dubai flat is either confused or hoping you are.

We are a sales introduction business.

Let's say the commercial part plainly. JebuK International works to create qualified Dubai and Oman property sales for Indian buyers and licensed partner brokerages. We qualify the buyer, match the market and move the right requirement into a serious sales conversation.

We still hold no property licence, carry no inventory and do not run the regulated transaction. A licensed partner brokerage does that in Dubai or Muscat, and any agreement you sign is with them.
